Welcome to Granville Gardens II! This is a brand-new part of an already-existing project called Granville Gardens. This address is 958 Granville Ave., in the stunning city of Richmond, in British Columbia.

Granville Gardens II is the second part of this project and it’s all about family living. For this part, we have built 16 fantastic townhouses. If you’re not familiar with a townhouse, it’s just a house that shares walls with other houses next to it, just like an apartment, but bigger and with more levels.

Every house in Granville Gardens II has two floors and a double garage. The garage is where you park your cars, and a double garage means it’s big enough to fit two cars. In addition, these houses are really, really comfortable. They have heated floors (imagine your feet warm all winter!), windows with double glass to keep the cold out and the heat in, hard marble countertops in the kitchen, and really big bathtubs for relaxing baths.

Now, let’s talk a bit more about the exciting features of Granville Gardens II. It’s located in a friendly neighbourhood called McLennan South in the city center of Richmond. There are 16 townhouses, separated into four smaller buildings with four houses each. You can choose between houses with three bedrooms and an extra room (which we call a den), or houses with four bedrooms. The houses range in size from 1,102 to 1,519 square feet inside.

Plus, each house has its own private outdoor space. Some have a fenced area at the front or the back, and some even have a balcony on the upper floor! All garages have been made ready to add a special charger for electric vehicles. Granville Gardens II community offers a central area for all residents to enjoy, with a playground for kids and seats for adults to watch them.

The Features of Granville Gardens II by Pakland Homes

Living at Granville Gardens II: The Granville Gardens II offers both 3 and 4-bedroom homes, with an extra den in the 3-bedroom units. Every home is a two-floor duplex, giving you the feeling of having your own single-family house. The buildings face both North and South directions. Each unit has its own two-car garage that comes with a preparation for an electric car charger if needed.

The stylish custom-made kitchens are fitted with quartz countertops and the two floors each have a high, 9-foot tall ceiling. Bathrooms, living room, dining area, and kitchen all have easy-clean porcelain and tile flooring, whereas the stairs and bedrooms have comfortable plush carpeting. All windows come with fabric roller shades.

For your comfort, the units have systems for both in-floor heating and air-conditioning. Heat and cool air is split into three areas for easy control. The entrance doors and internal doors were also handpicked by designers and come with shiny chrome handles.

Outdoor Amenities: Children even have their own fun play zone. Benches are located around the play area for parents to relax while their kids play. The whole area is surrounded by beautiful landscaping, which is kept green and fresh with automatic sprinklers.

At night, the common areas are well-lit, ensuring safety. Each unit also has its own private front and back yard where gas hookups are available.

Bathrooms: The main bathrooms have a stylish glass shower enclosure and a deep soaking tub for relaxation. Fixtures and faucets are provided by the classy Grohe brand. The vanities have his and her sinks and a beauty mirror with soft accent lighting. The toilets are one-piece ceramic with a dual-flush system for water conservation. Ceramic tiles are used for the surrounds.

Kitchen: The kitchens are fitted with an integrated Fisher and Paykel fridge and cooking range, a dishwasher by Whirlpool, chimney-like fans from Broan, and an integrated microwave from Panasonic. The undermount kitchen sink is made from stainless steel complemented with a Grohe water faucet. They also have an under-cabinet light to brighten up the work area. Some houses feature an island in the kitchen.

Peace of Mind: For good ventilation, there are HRV systems installed. There’s a bike parking area and a robust 2-5-10-year new home warranty by WBI – this means 2 years coverage for materials, 5 years for the building envelope, and 10 years for structural defects.

The exterior also uses rainy weather-friendly tech to ensure the building can stand up to Canadian West Coast weather changes. It also features video doorbells for security purposes.
